Further to the first in this series concerning single storey extensions here’s a quick explanation of the extent of attic or loft conversion that is permitted without the need to submit a planning application. To summarise, loft conversions which do not impact on the external size of your house are permitted. If you are planning to add a dormer window or windows, to be ‘permitted development’ they need to:
1. Generally be located to the rear
2. Be a minimum of 10 metres away from any boundary it faces
3. Not be higher that the existing roof
4. Cover less than half the roof
5. Be further than 30cm away from the edge of the roof
The diagram above illustrates some of these requirements but remember also that there are generally no permitted development rights in conservation areas or for Listed Buildings and that a building warrant from the local authority will usually also be required.
